In the world of sales and ongoing outreach to attract new clients, sometimes one can feel that marketing efforts are slightly off center and not squarely hitting the mark. And then the phone rings and your efforts actually begin to bear fruit.

I first connected with Osgood & Associates/Silva & Associates/Ameriprise Financial through a marketing campaign. They reacted to a direct mail piece promoting a building for lease. They did not want to lease or build, rather they wished to buy an existing building in South Tampa from which to service their clients. Together, we reviewed existing facilities that matched their list of requirements: 3-4,000 SF drive up parking, all on one level, easy access to the Interstate and of a quality that reflected the first class investment advice they provided their clients. We made only a few offers on the few options in South Tampa and were about to give up as nothing seemed to work out.

On a lark, I placed a call to Tom Azzarelli, Azzarelli Builders, who had a sign on a tract on W. Cleveland St. promoting a build to suit on the ½ acre lot. While my clients were averse to building due to time constraints, Tom had done most of the heavy lifting by the time we met. Simply put, he already had a workable building designed, site-planned and permitted on the site! Construction timing would be shortened significantly. With minor modification, the plans were adapted for Osgood & Associates/Silva & Associates/ Ameriprise Financial and the work began. With a lease expiration in December, Tom had about 9 months to complete the building and the interiors; he mastered the schedule with ease.
