Brandon All Stars (“BAS”), the home for competitive cheer teams of all ages and ability levels, was in need of a larger facility.  A building for this group had to meet several critical criteria: it had to be about 25,000-35,000 square feet with lots of floor space for equipment and training and the interior height had to exceed 22 feet. The most unique requirement was for the building to be clear span, or free of support columns. “Column-free” would mean a safer and more versatile facility for the students during their cheer training and competitions. Unfortunately for the All-Stars, nearly all of the buildings are constructed with columns to support the roof and building structure. Finding a suitable building was extremely difficult.

And while they had the time, they shied away from building a new facility. Nor was expansion at their current location an option. One building, literally one mile from their present home fit the bill: a single tenant building at 102 South Falkenburg Rd. It had lots of floor space (30,000 square feet), 22-24’ high ceilings, and best of all: this warehouse was column-free! It could be the perfect “gymnasium.”

The old adage “timing is everything” truly applied here. Once the building was earmarked for BAS, we learned that this particular building was already under consideration by another company. Thankfully, John Jenkins of Jenkins Property Advisors made magic happen: he took our Letter of Intent from BAS to the owner and got the Brandon All Stars paperwork approved within a week. Lease negotiations were completed in short order as well. The end result: this transaction was completed within two weeks. And, by mid-summer the Brandon All Stars will be cheering in their new facility.
